REMCo is a full service real estate company specializing in management of income producing
properties. To our investor clients, we offer a full range of services covering tenant
management, maintenance and repairs, financial management, reporting, and brokerage.
Our clients range in size from small, single residential property owners, to investors with
diverse residential and commercial portfolios. To us, the key is an investor’s long-term
commitment to income-producing real estate, not the size of the portfolio. We tend to
avoid investors who focus on highly leveraged, speculative portfolios and those who hold
single family residential property for short-term gain. There is nothing inherently wrong
those investment strategies; they just do not fit our service package. .
Concerning compensation: we normally enter into a management agreement under which
REMCo is authorized to act as an agent for our client to perform certain predetermined
functions related to the properties (execute leases, collect rents, make repairs, pay bills,
etc.). Typically, REMCo is compensated through management fees ranging from 6% to 10%
of collected revenues; however, for non-typical service packages, other fee structures can
be arranged.
