Our mission is to optimize your property’s net income, cash flow, and market value. We provide professional, experienced property and resident managers and use state-of-the- art computer systems for bookkeeping and to support our professional staff.
We exercise firm control over finances, tenants, vendors, and physical property. We respect tenants’ rights, but we work for you, the owner. We monitor closely and react promptly to the legal, political, social, and market changes that affect your property and the value of your investment.
We are able to tailor a package of services to meet your specific and unique requirements: owners can choose which bills they want us to pay and which, if any, they want to pay themselves – some investors like to make their own mortgage payments, others want us to do it.
Owners can specify the type of monthly financial reports they want to receive. Many choose our standard monthly statements; but others want more complex reporting such as highly detailed income/expense statements, cash flow analyses, balance sheets, and payables/receivables reports.
Owners can select the type of maintenance program they wish to use. We can supply most routine services and use third party contractors for non-routine requirements; or, we can utilize and supervise vendors of your choosing.

FINANCIAL CONTROL
• IREM standard, double-entry book-keeping system provides accurate, real time reporting and precise, auditable trust fund accounting.
• Accounts payable system ensures timely payment of all recurring and non-recurring obligations including vendor and utility invoices, insurance pay-ments, taxes, mortgages, and owner distributions.
• Accounts receivable system closely tracks rental income, tenant charges, mortgage interest income, utility charges, and other income.
• Reporting capabilities include monthly operating statements, sophisticated financial reports, if desired, annual financial summaries in Schedule E for-mat, and 1099s for vendors, debtors, and owners.
• For complexes with resident managers, precise, written, on-site receipt handling and banking practices, policies, procedures, and tracking systems in place.
TENANT/VENDOR CONTROL
• Full tenant background checks prior to occupancy: credit, employment, rental, and unlawful detainer histories.

• Optimum market rent schedule. Close monitoring of competitive rates; periodic rental increases.
• Regular interior and exterior property inspections and comprehensive walk- throughs – pre and post occupancy – permit identification and collection of tenant damage charges. Prompt follow-up on late payments and timely legal action, as needed.
• Careful selection and screening of vendors. Follow up, quality control inspections conducted prior to payment of vendor invoices.

Warren C. Anderson, owner, has been a commercial property owner in Butte County for more than twenty-five years. He has developed and managed numerous commercial and residential projects in the area and is a licensed real estate broker.
Outside of Chico, he managed a major commercial/residential leasing program for the Bechtel Corporation in the Middle East. He worked for the Federal Deposit Insurance Corporation (FDIC) where he held executive responsibility for management and liquidation of more than $2 billion in complex U.S. Government real estate holdings. Later, he served as a financial consultant to the U.S. Small Business Administration in Washington, D.C.
He was a U.S. Air Force officer during the Viet Nam conflict, and is a graduate of the University of Southern California where he earned a Bachelor’s Degree in Business and an MBA.
